For those that may not know me very well yet, my goal is to help people cash more paychecks. I’ve been showing students how to successfully invest in real estate and also give them the tools that will help them accomplish this easier and faster. What I’m about to share with you is my first experience in real estate.

Hopefully, you’ll see from this example that there are much easier ways to make a profit in real estate. My first real estate deal was a rehab project. And man was I ever excited when I got the phone call from the agent saying he found this gem. I mean everything was falling down and all I could smell was those Benjamin’s that were coming. After doing all my calculations, I figured it would take me about 5 weeks to completely rehab this property.

Now what most people don’t know is that I lived about 5.5 hours away from this property – ONE WAY. So I decided to do the work myself and travel on the weekends to rehab this beauty. Well to make long story short, I didn’t know what I was getting myself into. No one told me that rehabbing took so long. Those 5 weeks turned in 18 weeks. Those Benjamin’s started to lose their smell after about the 10th week. Despite all these challenges, I still walked away with a profit. Not a big profit, but definitely more than I was accustomed to. So I learned from this experience and never looked back.

I share this story for a few reasons. Real estate can be tough at times. Had I given up in the middle of my project like my mind was telling me, I probably wouldn’t be here today doing what I love. You’ve got to stick to it and punch through the obstacles that are holding you back. Back when I first started, I didn’t have the tools and resources that you all have at your finger tips. The Internet was barely getting off the ground. Cell phones didn’t even fit in your pocket let along surf the Internet. Point is with all these resources and tools like iflip, cash buyer data feed, my inner circle, and my transactional funding, you basically have everything you need to be successful in this business.

The other reason I share this with you is because there are certain real estate strategies that are much easier to make money with and are less risky. Rehabs are not one of them, especially if you are just starting out. I’ve spent a good portion of my career perfecting the foreclosure business that deals with vacant houses and REO’s. This is the easiest way to cash more paychecks. I’ve also spent a great deal of time perfecting the tools that I use so I can leverage my time better.
